About this service

Evidence-based structural investigations for cracking, subsidence, movement, water ingress and concrete deterioration. We combine visual inspection, NDT and intrusive investigation to produce clear reports for repair specification, insurance claims and dispute resolution.

What a Structural Investigation Involves

A structural investigation begins with a thorough visual survey of the affected area, recording the location, pattern and severity of defects. This is followed by targeted NDT — GPR, UPV, half-cell potential mapping or borescope inspection depending on the nature of the defect — to gather objective data on the condition of the structure below the surface. Where intrusive investigation is required, we can arrange core sampling, trial pits or drainage CCTV in conjunction with specialist subcontractors.

Reports for Repairs, Insurance and Dispute Resolution

Our investigation reports set out the findings clearly, explain the likely cause of the defects and recommend appropriate remediation. Reports are written to be understood by non-specialists as well as engineers — making them suitable for insurance claims, party wall disputes, building warranty claims and pre-purchase surveys. We can provide expert witness statements if required.

Common Questions

Frequently asked questions

What types of defect do you investigate?
We investigate cracking in masonry, concrete and render; subsidence and ground movement; water ingress and damp; concrete deterioration including spalling, carbonation and corrosion; structural movement and settlement; and defects in new construction. We work on residential, commercial and industrial buildings as well as civil structures.
Can you provide reports for insurance claims?
Yes. Our investigation reports are written to be used in insurance claims, party wall disputes, building warranty claims and legal proceedings. We set out the findings, the likely cause and the recommended remediation clearly and objectively. We can also provide expert witness statements and attend meetings with insurers or loss adjusters if required.
How long does a structural investigation take?
A typical single-property investigation takes half a day to a full day on site, with a written report delivered within 5–7 working days. More complex investigations involving multiple NDT techniques or intrusive works will take longer. We will agree a programme and timescale with you before the survey.
