About this service

Matterport Pro3 LiDAR digital twin surveys creating navigable 3D building records with millimetre-accurate point cloud data. Used for remote measurement, condition documentation, asset management and heritage recording — accessible anywhere via browser.

What is a Matterport Digital Twin?

A Matterport digital twin is a fully navigable, photorealistic 3D model of a building or space, created using the Matterport Pro3 LiDAR scanner. It captures both the visual appearance and the precise geometry of the space — allowing users to navigate through the building virtually, take accurate measurements, annotate defects and share the model with anyone via a browser link. No specialist software is required to view or use the model.

Applications in Structural Surveys and Asset Management

Digital twins are increasingly used as a record of condition at a point in time — particularly valuable before and after construction works, for pre-purchase surveys, and for heritage and listed building recording. They allow remote measurement and inspection without repeated site visits, reduce the risk of disputes about pre-existing conditions, and provide a permanent, accessible record for asset management.

Common Questions

Frequently asked questions

What is the accuracy of a Matterport Pro3 scan?
The Matterport Pro3 LiDAR scanner captures point cloud data with a spatial accuracy of ±20mm at 20 metres. For most building survey and asset management applications this is more than sufficient. For applications requiring higher accuracy — such as structural as-built drawings — we can discuss supplementary total station or laser scanning options.
How is the digital twin delivered?
The completed digital twin is delivered as a hosted Matterport link that can be accessed from any device via a web browser. No software installation is required. We can also provide the raw point cloud data in E57 or LAS format for use in CAD or BIM software. Models are hosted on the Matterport platform and remain accessible for the duration of your subscription.
How long does a Matterport survey take?
Scan time depends on the size and complexity of the space. A typical residential property takes 2–4 hours. A large commercial building or multi-storey structure may take a full day or more. We will provide a time estimate once we have reviewed the floor plans or site details.
