The Challenge: A high-risk project abandoned by previous firms.
For years, this apartment complex in Croydon was plagued by persistent structural movement. Everyone from independent surveyors to large engineering firms walked away from the project, unable to provide a definitive solution or stop the accelerating damage. The building's unique and difficult construction—consisting of an internal brick layer, a central concrete core, and an external brick facade—made traditional monitoring nearly impossible to interpret.
The Acuo Intervention: Solving the "Sandwich" Structure
While others saw a mystery, Acuo Structural Insights applied a technology-first approach to decode the complex relationship between the different material layers.
1. Automated 3D Crack Monitoring
We installed a network of high-precision, wireless triaxial sensors to monitor fractures spanning the different structural layers. By capturing data in 3D, we could see:
Differential Movement: How the internal brick layer moved independently of the concrete core.
Shear Stress: Tracking lateral sliding between the facade and the concrete center.
Real-Time Analytics: Continuous data streams that replaced the "snapshots" provided by firms that had previously failed the project.
2. Multi-Method NDT Analysis
Because the building featured a brick-concrete-brick composite, standard visual inspections were insufficient. Acuo utilized integrated Non-Destructive Testing (NDT):
Deep-Penetration GPR: To inspect the interface between the concrete and brick layers without destructive opening works.
Structural Integrity Mapping: Identifying where the "sandwich" layers had delaminated, causing the visible cracking.
